Seven jobs, one method, and a price for each

The method does not change between them: take the old joint out completely, clean and dry the surfaces, then seal once and properly. What changes is the fitting, the material and how long the removal takes.

Bath resealing

The old sealant round the bath stripped out completely, the joint cleaned back and dried, and a fresh sanitary bead run and tooled. £95 including VAT and silicone.

  • Every layer of old sealant removed, not sealed over
  • The tile edge and the bath lip scraped back and solvent wiped
  • The joint dried out before anything is applied
  • Sanitary grade silicone with a fungicide, white or clear

Shower resealing

Tray, base, internal corners and the foot of the screen or enclosure resealed properly, with the old joint taken right out. £95 including VAT and silicone.

  • The foot of the screen, the door frame or the enclosure profile
  • Limescale cleared off the joint faces before sealing

Kitchen sealant and worktop sealing

Worktop to wall joints, upstands, splashbacks and the run round an inset sink, sealed with the old line taken out first. £95 on its own.

Silicone removal and replacement

The full strip out: mouldy, lifting or badly applied sealant taken out completely, the joint cleaned back to bare surfaces, and a new bead run properly.

  • Every layer removed, including caulk and sealant strip
  • Blade work on tile and glass, plastic tools on acrylic and stone
  • Silicone residue taken off with a purpose made remover, not just scraped
  • Mould treated at the surfaces rather than sealed in

Whole bathroom resealing

Bath, shower, basin, screen and every tiled splashback run stripped and resealed on one visit. £185 including VAT and silicone.

  • Bath joint, both ends and the panel edge
  • Shower tray or base and the internal tiled corners
  • Screen foot, door frame or enclosure profile
  • Basin to wall, pedestal and any vanity unit joint

Window and door sealing

Perimeter joints round window and door frames, inside and out, where the sealant has gone hard, cracked or pulled away from the frame.

  • Old frame sealant cut out along the full perimeter
  • The joint faces cleaned back and dried
  • Exterior grade sealant outside, chosen for the substrate
  • Internal reveal and frame joints where they are the problem

Sealant repairs for landlords and agents

Booked with the tenant, photographed before and after, invoiced to the agent or the landlord. Fixed prices per bathroom so a job can be approved without a site visit.
